Cosmetic means paint, floors, fixtures, kitchen/bathroom upgrades, some outdoor cleanup.

The house would need pretty extensive upgrades -  I would need to replace entire HVAC system (including converting from oil heat to gas) and it would most likely need roof and siding. 

I can control the cost of labor and what is actually upgraded, with a potential cash-out for big bucks six month to a year down the road.  

Also important to note that her home has no upgrades from the original build about 10 years ago. 

I would want to keep the integrity of the 1920's building, but the lobby and hallways are out of a horror movie and the kitchens and bathrooms look like they're falling apart... and they could definitely use an upgrade on technology.MY QUESTION: How would you handle a full gut job on an old 35 unit property like this, especially when it comes to tenants?

Ideally something upgraded with granite, wood floors, etc.3.)

There is also the balances of adding value and demand to the property with out over doing it and losing $$ on upgrades you can't get back.Nice job on the rehab in the virtual tour.

Hello Everyone,Not sure how many of you all have installed the new Windows 10 update, but based upon my experience so far I would recommend that you hold off on upgrading to the new system.The new user interface is nice and very clean, but as far as performance I have noticed that Microsoft Excel, Microsoft Word, & several other programs have been crashing frequently...even when trying to perform basic tasks...Is anybody else having these issues?

Put a few bucks into it for some minor upgrades (all less than $1k total), and things are humming along nicely. 

Let's say you did not realize the electrical had to be upgraded and you were banking on a $30,000 profit.
