I am just starting to investigate buying my first investment property, and am considering buying out of my state (CA).

If you own it outright you could do creative financing, but more than likely selling it the typical way would be easiest/best IMO. 

My question is if i should use a HELOC on my primary home and using that as down-payment for investment properties?

Why I believe the BRRR method isn't going to work in the next seasons of investing:1.

IT OWNS ONE OTHER PROPERTY THAT IS PURELY AN INVESTMENT PROPERTY THAT WE NEVER LIVED IN.
