@Tony Marcelle Lease option is just leasing a property with an option to buy...it's not so complicated that you need a teacher.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

I had a teacher in high school tell once say your rights end where another’s begin and that has stuck with me.  

I am a high school teacher in Colorado and I am always looking to help young people get started in real estate investing or help in any way I can.

Thank you guys for the feedback,At this point I have 15k of my own money without safe fund (will be saving for a half year of bills)I found a few homes in Paterson and Newark New Jersey area is not that great but close to Nyc so rents are still pretty highOne was a 3 family for 100k but needs work I would say over 40k.The other is 140k 3 family as well needs very little work from what I can see.I don't plan to live in them since I still live with my parents so I only pay 300 in rent and I make about 40k a year I do have students loans loans of 13k that I could finish paying within 4-5 months Please let me know any more feedback

For instance, many of the HOAs in my area do not allow renting to college students (I am in a college town) and do not allow STRs.

Hypothetically speaking, the IL locations I chose are near the University, I am very familiar with leasing by the bed space/student housing, therefore my primary focus there would be to target college families that come in to town for their students for graduation purposes, sporting events, etc.
