Usually it's not necessary and has the potential to expose a lot of problems that would have been out of sight/out of mind had the wall never been opened up.

It would suck to find out water heaters, appliances, pipes, a/c's will be going out in 6 units within a couple years- maybe thats why the owener is selling.Painting is ok, but make sure they are not painting rotten wood, CC is right next to the ocean and salt water is brutal.In CC i would definetly check the flood plain and make sure that flooding wont be a issue aswell.

I agree that it's getting tougher to find them but having a loop sided playing field allowing and businesses to exploit workers in "Third World" countries is okay because it's out of sight out of mind.

Also, I personally wouldn't use MDF wainscoting, as if there is any penetration, it will swell and be quite noticable, where pine (or other real wood) wouldn't be as noticable if there was damage.Jay
