The word comps is short for comparables so they should be just that, comparable.

Long story short, we have a property under contract where the appraisal came in below our offer price.  

Here's what I know (long story short):-Owner died about 2 years ago (currently still the owner according to the county), however, it is listing "her" address as an Arizona address, but I dont know if it was listed that way before her death.

Depending on the location you can rent the rest of the units to long term and short term tenants.

Again, if you took the time to read the thread, you would discover that the plan is to tow for nonpayment of parking rent which can't be paid unless the unit rent is paid.

Also, we are starting a service that manages vacation/short-term rentals here in the area. 

The short answer is yes.  

From what we have experienced, since we manage a couple of properties for short term rentals, is that the 3+ bedroom condos are the hot ticket items.
