***NOT taking off the old shingles, is only saving you around $1K (give or take)... if you're already going through all the hassle of new system, bite the bullet and do it correctly.When you remove the old layers, you can then: do any necessary repairs; possibly install ISO boards (insulation boards) smoothly; install the good membrane (not simple felt!)

The cash flow is good when you actually get the rent and make the expensive repairs to these old buildings but the lack of appreciation really sucks so I’m back to investing in St.

No, it does not necessarily reflect fees being linked directly to services provided.  

For example the contractor had to replace roof or do other repairs to make the property rentable and I spent 2 hours talking to the roofing company and plumber? 

My PM has gotten a few estimates for the repairs and forward them to the tenant.

I worked with the one title company I found that would handle such a sale, and the sale was completed (with the help of Tax Title Services).I haven't bought any properties at tax-deed auctions in the intervening years, but I still look at the properties up for auction.

I have cleaning services and handymen/contractors and live near the property. 

Buying a property based on video tours and pictures isn't the same as seeing it in person, plus all the renovation and repair issues, winter weather issues, hurricanes, etc.

The power is on, but apparently is serviced by a different utility company than the one I had called.
