For our next goal, I have a down payment for a small SF investment property sitting in the bank waiting to get used, but that won't be happening until early 2022 it seems, 6 months from now.

There's also the large mortgage payment you'd need to be able to float if the property sits empty for a month or two.The advantage to the high price market is you can invest a large amount of capital in one investment which mean less maintenance/tenant management.

Remember, you can only access around 70-75% of the value of the property in a refinance so that extra 25-30% of your money is sitting dead unless you decide to sell the home.
