Price softened a lot and i see a lot of inventories, you might want to start making some offers at 75-80% of listed price for properties listed over 90 days and close to your range ..

I've been looking at houses in the 150K-180K price range and the numbers look like the average rent for the area the house are in would cover all the expensive and possible cash flow too.
