That may run you close enough to the price of an older single family house, so I opted for that property type. 

I've also managed to save roughly 60k for a down payment/cash reserves on another property.

We play games called, "lets show the property to a perspective tenant" and "lets go to closing together" and "lets deposit money in your bank account" and "lets review your college fund investments".
