My goal was to turn my house into an Air BnB where I would have 2 places to rent and buy a condo to live in for a year and then rent that out and go from there I've just recently rented a small space on my property for a tiny house and am receiving $300 positive cashflow from that transaction.

I still have 3 kids to send to college, but I also want to put a pla in place to be able to enjoy more life when they all get out in about 10 years.With COVID, I learned a lot of things about what j do value, and while I still have my kids, I do want to be able to spend the majority of my time with them.REI will for sure be part of of equation, but I do appreciate all the other perspectives.In the end, I do want to have 1 small STR in places I do enjoy being - Texas, Aruba, Malaga, naybe Buenos Aires, etc.

I even offered to have them be away from the unit for an hour so that I can let the electrician in and they won't be exposed, however they're worried about droplets that may remain in the air.

For us foced air duct work would not only be a very expensive solution but a logistical nightmare.Our NG heat runs about $2,000 a year & I just dropped in a new 30 gall HW tank (Yep the old 70gall burst @ 1am).
