As to amount in the bank we probably have $25k between us plus the "gift down payment" to handle immediate renovations and the down payment.I am also listing my vehicle on Turo for some extra cash flow to help and we are looking at renting out one of the rooms in the 2/1 where we are for AirBnB to help and sleeping in each other's rooms when there's a guest.

My view is hard money lenders are great resources to have in your back pocket to help scale your real estate business when you get into that position that you want to take on more deals but either your private network is tapped out or you want to move your personal money into another long term investment vehicle.

Your only option is to leverage property to the max and reinvest in other income vehicles. real estate, REITs, income fund etc.No point in investing if you have dead equity not earning it's keep turning real estate into a liability.
