Small city is pretty vague.Look to the number of sales in an area on the MLS, or the recorder's office, someone has the stats.

HUD rep always come to my closing atty's office I close with HUD at say 2:00 and my buyer comes and closes at like 2:20 (example) and we are done.I have to bring in seperate funds for the A to B , then the B to C is the buyers funds.I have not heard of a 24 hour wait to close.
