Hi @Phil Shelton    Anyone that says a HML doesn't do long-term financing is incorrect, numerous do.

Small businesses without much scalability are particularly difficult for an owner/operator to step back from and still maintain the same attention to detail, customer service and ultimately profitability.There are numerous books written about “work on your business, not in your business”, etc.  

The public adjuster reviewed the estimate from the insurance company and felt it was missing numerous items.His fee is 10% and says it will only be 10% of the amount above the current estimate since the insurance company already agreed to pay the amount in their estimate.

I've done numerous transactions, both buying and selling and the documents always magically appeared at the title company.

"Cost" is never gonna be "price" for any subs, suppliers, or other pros.

That change came with other measures aimed at lowering the tax obligations for these firms, including new deductions from their federal tax obligations.But numerous conservative and right-leaning think tanks have said the measure was a mistake that makes it harder for businesses to adjust to years with high losses by preventing how much they can deduct in other years.

I agree with what numerous people have said prior, the best thing we can all do as landlords is screen, screen, screen.I am currently dealing with two tenants in Maryland, both were consistently 30-60 days late in rent payments. 

(I've been a buyer on numerous seller finance deals but never held a note myself before)2) If I decide to sell the underlying property, I assume that the note would be negotiable and could be included/excluded from that sale?

Other tenants have had to clean up after them and I get numerous complains from other tenants about this guy.
