Another hint to the answer may be are there other multi-family properties already built in the adjacent lots?

I'm looking into renting out multi family units or single family units to create a passive buy and hold income for myself that will help my transition out of the navy within the next 3-5 years.

And after that I'm going to be concentrating on acquiring a larger multi family building (maybe 5 to 30 units).

Hey folks,Just got my track search back for a property tomorrow and found:---Recapture Agreement recorded (date) as document(number) made by (person) to Illinois Housing Development Authority, to secure a note in the originally stated principal amount of $25,000.00, and to the terms and conditions thereof.All I can find about a Recapture Agreement is that it is a 0% loan given to certain people from the government for rehab.  

Multi-unit properties tend to have higher cap rates here than SFRs, but you have to put a little more into managing them.

I thought about buying a duplex or multi-unit in the Fresno'Clovis area but most seemed to be located in areas that were less desirable.

You are definitely on the right track when it comes to counting the cost and calculating as much as you can and utilizing the BP calculators and tools.  

Greetings everyone, I would like to move forward in the process of acquiring my first multi-family home however my credit is not exactly where I want it to be, I understand that the VA does not require a "minimum" credit score however most lenders do require a 620 minimum.
