Looking at moving back to Valdosta next year and doing more investing.

Now interest rates staying flat hasn't helped too much, but we are in the higher season of people moving/finishing school/etc. 6-8 months ago was a bit slower. 

With the tenants moving out, I'm toying with the idea of converting it to an MTR.

The answer is that even if you had a formula it doesn’t work if you move 5 miles from the current site.

We then moved the borrower to another channel that allows a variance AND an appraisal transfer, so they did not have to pay for another appraisal.

One family member wants to move to get into better schools, but they don't want to give up their 4% rate and they're fine right now to continue to hold off, keep looking and wait for the next couple for years. 

She'd need to move out and rent a different place for herself.

If anyone has good practices that they follow when undergoing underwriting for MF properties, I would appreciate any tips.

Lastly, don't forget about other smart moves like using self-directed retirement accounts or 1031 exchanges to keep your tax bill in check.
