If they want to me more than lending partners, then yes you would have created a partnership with them.  

I've been mainly going on the popular listing websites like trulia, zillow, realtor.com etc.

These websites are very helpful, but they don’t make it very clear how they calculate their figures.

I did a quick scan, both those websites don't mention unit count.

Next, set up a FEIN, which you can get from the www.irs.gov website in a matter of a few minutes.  

Assessors website?

Long story short the same appraisal gave me more credit for a detached garage that was about half the size, not rehabbed, not rented and no electricity about 3 months ago during a different refinance.The property i detailed here obviously has a fully rehabbed garage, it's rented, electricity works, etc. 

I'm in San Diego and the SD parking Enforcement website addresses illegal parking in public areas, and vehicles abandoned on public or private property for 30 days, but if they're living in it for that time I wouldn't think it would be abandoned.

If you are looking for a property in SC in particular I’d highly encourage you to do some research on the tax assessors website for York county (if investing in this county) to know how to calculate the taxes prior to making offers and obtaining lending if going this route.Jared Wonders
