What happened to me was I paid 191K cash a 4 br house,, and also paid all materials.. so I had about 80K cash left to cover that.. we went over budget at just about every turn, We listed at 450 sold at 434 made about 70 K.. and the materials, subs, and realtor fees were about 173.. and we had set a top cap of 125k originally to not go over..He felt because he found the house he was entitled from the beginning, I had the cash, he had the 1st home buyer status,, we knew we had to hold for a year going in. but we should have been able to list on day 366,, and it took about 4 months longer..

@Josh Prince, Where to begin...The guy in Chicago who used his son the attorney as his QI and had a 3.2 mil exchange disallowed.The guy who let his friend hold his money as QI and then his friend got into a divorce with the proceeds tied up as marital assets.The lady we were going to do an exchange for last week who decided to save $750 and claim on the settlement statement that the seller of her replacement property was really her QI.

Which then killed that avenue, because he needed to close on his current mortgage to reset hi VA status and reapply it to his new mortgage.We then went back to the idea of purchasing it and having him sign a rental agreement for 4 months at market rents (I know, everyone advises against that....).
