Buying a primary residence will wipe away my liquidity but at least put me in the game of building equity and benefiting from appreciation and get me out of renting.

So I guess my main motivation for joining this site is to find ways to continue investing in property, despite having put most of my free cash on hand into these 3 investment properties. 

(I know some are done electronically) I feel like the bidding could quickly negate a lot of the benefits when combined with the inherit risks of real estate lending.

I have really two main questions: During a probate/estate sale where the decedent dies intestate and there are two co-administrators named on the estate, along with a guardian, when do the co-administrator's have the ability to enter into a contract agreement with a willing and able buyer? 

This is the main reason I got this property- no one else was brave enough to offer less. 2)- Have MORE than estimated for a renovation budget.

The tax benefits alone are tremendous if used correctly. 

Remember that dining nook, kitchen, master bath, and main bath?

Their rent is below market and I still get all of the tax benefits of any other property in my portfolio. 

My main focus is generating the most cash flow possible to support my (future) family solely from rental income, preferably sooner rather than later.

If I may ask, what was your main factor / reasons for going full time into real estate investing ?
