Restaurants are the most difficult to operate unless they are taking over existing kitchen equipment, which it sounds like you don't have.  

I'm working to close my first resell..Your numbers better, but I'm starting in the 70K range ...I'm focusing more attention in kitchen/bath..I'm also including stainless package(stove, microwave, dishwasher)...

I just went full-time real estate in October, I was poor then and still am now, but that's ok for me.

We are seriously thinking of installing two skylights, (1) in our kitchen and a smaller one in our master bathroom both of which happen to be on the same side of the building.

I'd get bids to run plumbing to the guest house, and cost for adding the kitchen and bathroom along with permit costs to see if your 15K figure matches up.

Fast forward to now and she owes me $300 for the water bill I paid off when I purchased it and $300 for half of the rent from a few months ago ($600 total) and to top it off she presented me with a list of repairs that she wants me to take care of namely painting the house and replacing the kitchen floor and carpet, although she never gave a list to the previous owner that was charging her more rent.

This happened to me with a cabinet door missing in the kitchen. 

Kitchens are in need of substantial repair but with work, could possibly be reworked so that the room functions, but is not really up to today's granite countertop standards - should I renovate the kitchens with new cabinets and appliances?

I would very much like to get into part-time real estate investing, just buying single-family properties and renting them out to people for building wealth by the time I retire.
