A foreclosure has come up that I have run the numbers for and, for the good of the BP community, I'm sharing my personal analysis and welcoming any reality checks or past experiences to see how accurate this is.To start, this home is a total blank slate: No floors, no paint, bathrooms need new showers, kitchen needs appliances.

Opened up the kitchen and living room. 

In my first remodel-hold, I put brown marbled tile in the kitchen floor, dark walnut stained oak cabinets, and brown concrete countertops.

I'm upgrading a rental with granite kitchen countertops. 

Do you start doing the kitchen or bathroom or bedrooms.

Also, a reminder that you get no gold star for cleaning up tenant trash or mess left behind in kitchen.

Large kitchen, little renovation needed in bathroom.

Kitchener-Waterloo or out to London might be ok.  

An updated kitchen/bathroom with tech friendly items can help raise the value.

If, however, your rehab consists of paint, carpet, appliances, kitchen and bathroom remodeling, you can do that yourself and present receipts or invoices to Lender to have repair escrow funds released.Hope that helps!
