Do you look to establish a relationship with an insurance provider?

I actually think they earn what they charge, and that is after some substantial reflection and hearing all the horror stories of other folks PM relationships.    

I am an accredited investor and looking to be on the LP side.I would LOVE to connect, learn, invest, and build a relationship for years to come with you.

The property's financial performance, historicals, dscr, dy, rating agency execution, your net worth (atleast 100% the loan amount), liquidity (atleast 10% of the loan amount) is more crucial.

Also if that someone does miss something that's discovered during an audit, they get fined and not me (obviously a pattern will result in a severed relationship, so I keep everything compliant to the best of my ability so that final QC/compliance package is a slow ball I'm pitching their way that they can knock out of the park).
