Having been an agent, I offer the extra thought that unless the agent in question is a broker he/she does have to split a portion of her commission with her broker.. that split varies alot between 30% - 70% avg probably being about 50%.. also you would be asking for post tax dollars   Neither of which excuse anything that even appears shady, but would make refunding money more painful for the agent.

Its brutally painful when my father has close to 60 units and renters work odd hours So my question is this, what are some good options for landlords who's tenants may not particularly be familiar with the Internet or smartphones?

The relatives called the landlord and said they were unable to contact him and knew he had been having some health issues. 

., if you are assured about the future health of your portfolio (including all your 100% owned properties), then why would you be scared to personally guarantee being able to pay back a first mortgage for your next property?

That said, I make sure to spend on personal health and preventative medicine. 

I have 1 rental and it's a pain but it works.

Tell them this is better for both of you in the future.Unfortunately, mold is one of the worst case since it might impact a person's health.
