I do this stuff all day long, but you have great responses in this thread from very credible people on here. 

Good for the buyer who would otherwise pay out of pocket to close, and good for HMH which gets the property at a low interest rate.

In all fairness, making between $300-$400K on deals this size is incredibly good money given the time you spend.

When looking for a good house hack I consider a couple things. 1.

San Diego was bigger than this year, but a good size.
