Agents, pls don't over emphasize your capabilities.  

We see threats to 1031 Exchange pop up every few years, and we have always been able to fight off the threat with correct information as to the benefits of 1031 Exchanges and the fact that eliminating the 1031 Exchange would significantly hurt the economy and reduce taxes to the government (not increase them like they think). 

You certainly can fight the HML if he is charging fees that you didn't agree to in the contract, but as a practical matter, it might cost you more than if you paid them. 

I have done this for many years when I find a high volume successful flipper .. we simply set up a facility for them.. and then cookie cutter it... by the time you pay for fund structure and all that goes with it.. the ease of having a really good capable lender might be easier for you...

@Bryan Otteson I still expect each individual to be responsible for themselves and determining if they are capable of participating in the industry.
