This goes back to my comment about PC’s dying on me...but I expect it.

This will quickly give you a rough gauge of expected turnover/problems you might inherit.  

@Jamie Hall  Ask the following questions to all potential brokers (in addition to commission splits, fees, etc.)  1)  Who will be my mentor, what is his/her experience in total # of MF transactions broken into buyers/sellers, how available is he/she, and what expectations (if any) will he/she have in return for advice (beyond commission split)? 

Ask questions and expect solid, data-backed answers.

the cons of this building is that it has tenants that are smoky and stayed there for long time, some of them are paying through government assistance which I really don't know if this would be a bad idea or what, the unit that might fit our growing family as we are now three and expecting a baby soon!

These will be broken down by members, deals, etc... 

Highlands is the same--you would expect million dollar homes but there is actually a trailer park right on the water!

I got the tour after telling them to pound sand if they expect me to buy it sight unseen inside, but the tenants were entitled and uncooperative low end people and they had been spoiled by the landlord who had no idea how to manage.

If you say you want to flip the property they are expecting a lowball offer if you say you want to rehab and live in the property you might get a bit further. 

With that said I want to go back and renegotiate as there are more issues than expected.
