If it makes you feel any better, you likely won't winning any on-market contracts with a 203k loan offer right now anyways since closing is around 60 days.

add in the inputed interest and that is most likely a one way deal and not a win win.. 

They will help you gain a lot of knowlege of their wins and mistakes they have encountered. 

Currently, I am projecting a loss on the property, but the end goal of this was just to offset a little bit of the cost (even if it only offsets the mortgage interest, I consider the deal a win).

I won't be able to make an informed decision on if a partnership may be an option I want to pursue if I don't understand how they would be structured so that everyone wins. 

It has been a win-win for both sides at this point.

Win win for somebody potentially already on the road.

If you are currently paying $1,000 or $1,500 or more for rent right now, and moving into the duplex you only have to pay $500 for example and you still get to own a property, then that's already a big win.

A good proposition is a win-win.
