@Robert Rodrigues Zillow and many other experts that have way more data than I do see the Austin market being the hottest market of all in the US in 2020 so I'd say it probably won't slow down.

I am looking at a building about an hour outside of Albany New York. It's in a small town of 8,000. Although the list price of the property is $79k, it is currently fully occupied and brings in $2,200 gross rent/month...

I'm not an expert, I buy only properties which are local to me because I'm a hands on person.

Again, I'm not an expert here but that sounds to me like a plausible risk to watch out for.

I am not an expert at all, but this has been experience thus far.

I'm partial to Central Florida for its economic growth, higher elevation, and insulation from hurricanes relative to the rest of the state.

So although they don't meet most underwriting requirements from direct lenders, nonetheless these requests are vetted by an expert who knows how to protect the lender, most requests are collateralized  by assets 2x the size of the request or bigger.
