Usually income will have to work at the fully amortized (principal + interest) rate. - Lower down payment programs. 

I'm aware of the vacancy rate being 6% in the SFR industry but I was wondering what percentage of units go on the market every year from your portfolio.

This town is very small in population (population trend not growing) although has a community college that is less than half mile walking distance from ANY of the properties (community college population is growing at WELL above avg rate(dorm rate 850mth))

As you start to scale and bring volume, you can get great rates on management fees.With that said, I did not self-manage my portfolio from the start.

I know I am splitting hairs here, but accredited only offerings do not make someone better or worse than doing non-accredited offerings.Onto a part that I can speak to: Section 8 properties take more work than market rate offerings.

i have 2 properties that had wind damage , Both were covered , both same insurance company and this was 4 years ago and rates didnt go up much at all .
