Title, Escrow, Mortgage functions, Inspections, Disclosures  etc etc  there are a ton of laws relating to how we do real estate that must be adhered to  ( of course wholesalers dont give a rip about that LOL).

But what are some best practices and disclosures to protect your license? 

How do I ensure that he has supplied me with all of the proper disclosures in order to submit the contract over to the Title Co?

I'm doing a refi currently and one of the first forms they sent over along with all the other disclosures was a "undisclosed debt" form.

Sub2’s have other required disclosures, mostly to the seller since are severe risks to the seller and little to the buyer.

Also dont forget about the mandatory lead paint disclosure

My commerical RE agent friend in another state tells me to make sure it's fully disclosed to the broker in writing via email so that there is a paper trail left showing I made the disclosure.

Disclosure I did 300 plus HML for various TK operators in Indy since 2005.

If it's a legitimate situation, one could potentially disclosure that the buyer is paying for a moving truck or even buying a personal belonging separate from the sale of the property from the seller.
