Current economics classes do tend to make people more greedy but they have not been shown to cause students to use delayed gratification to get more out of life.

I have considered something like this myself for college student rentals across the US. 

Rent a room to a graduate student or professional and you can easily come close to breaking even and learn more about real estate in the process.If you're dying to renovate a home, I'd suggest going conventional for a grandma house that you can cosmetically upgrade at your own pace, then after a year or so refinance with another bank.Good luck to you in your search!

I get students that inquire about renting from time to time.

You will probably get more out of it than your average student.- It's basically free and Graduate degrees can be completed in evenings or on your own time so it doesn't actually interfere with doing real estate investing at the same time.- You may be able to patch holes in your understanding of Real Estate that you don't even know exist.  

Just remember - you always have a shoulder to cry on in Lima!

I was drawn to Abilene due to the student population and the property I bought is walking distance from one of the private universities but is not currently occupied by students.
