We have no debt and already bought most of the furniture and stuff for the home.Our initial plan was to get a mortgage after putting 70k down, for 400k, 15 year fixed at a rate of 3.75%.

Prices in San Northridge, part of Los Angeles where I live it's hard to buy a house within my budget, but  schools are very good and my children like them.  

I know here that if it’s a furnished unit you can charge 3X the rent for deposit and that not only protects you from the dog but for your furniture as well If unfinished then you can charge up to 2X rent for deposit.

Like any good parent, we want to protect our children.
