EricRefinancing can be blocked if the property was listed for sale in the prior X days or weeks.Not all Realtors are all that savvy as to the best way to deal with a pending foreclosure.So, two valid reasons that refinancing might not have been in the cards when the listing was created with seller financing being offered.John Corey

I would consider the proper value of a property to be the inflation adjusted value from about 1998, unless there are other factors.I lived in Houston in the middle 80's when people mailed their keys to the mortgage company.

Dubai will care where the cash came from as money laundering and other crimes are still a crime there.Dubai does not tax foreign nationals for a period and there are other tax laws that are designed to encourage investment.At the same time the US tax laws still apply to any US passport holder or holder of a US green card.

The website that you mentioned is the cheapest I found so far too.Othe way of marketing (post cards, letters, phone calls) and getting leads I got 1%- 10%.Be carefull with the city they can fine you with the signs by tracing the phone number.

I have one rental now that is free and clear other than a HELOC of 20k to pay off all credit cards and other debt.Seems to me that in to build a nest egg to get a good down on a house will take a while.

I have long advocated informing the lender in all installment contracts, wraps and sub-2 transactions.As John mentioned, a properly given notice will keep them from saying they didn't know but more importantly, after a period of time and if a formal objection is not made or notice to accelrate the loan is not made, that may be construed as acceptance of the deal!
