You need to build your team for your real estate investing business.

They are usually run by picky retired people who love to stick their nose into your business (a generalization... but often fitting!).  

Also, I don't want to do anything illegal, I want to run the business professionally.

turn it over to an attorney. let them deal with it and go after the company. that is all you can do, you tried to be nice but nice does not get you far typically in business when the other party just walks all over you. file for eviction and go after the personal guarantee of the company.

However, with a dscr cash out, your credit will come into play as well as leverage meaning that more info is needed to understand the cash out proceeds of your scenario.Also, the timeline for these area about 30 days give or take and the proceeds must be used for a business purpose.

To me RE is a hands on business where stock investing is just that investing in someone else's businesses.

This is a long-term business with short-term risks.
