Hi BiggerPockets Community,I'm having trouble managing mortgage payments for my rental duplex property and could use some advice from those who have dealt with similar situations.Background:The mortgage for our rental duplex is in my and my wife's names.Our LLC holds the property deed via a quitclaim.We set up a business checking account for the LLC to receive rent payments and manage property expenses.The Problem:The bank requires that mortgage payments be made from an account in my and my wife's names, not from the LLC's business account.

The Water Department still asks for the affidavit because they don't consider 'equitable title' ownership unless it's 'legal title'.....so I'm wondering if I can specify timely payments of the water bill in the LC as part of the performance of the contract (or would you recommend I put the water bill in my name on a Land Contract situation too?)

As I understand it, the Small Business Administration (SBA) doesn't loan money, it partially guarantees a loan from an approved lender to a qualified borrower, so the money is owed to a lender, not the SBA.

Your husband does not qualify for REPS anyway, but you do not need REPS to benefit from the so-called STR loophole.More importantly, STRs typically create large tax losses in the first year only.Most importantly, taxes are never a good reason to choose a poorly performing investment, IMHO.Read this post: https://www.biggerpockets.com/forums/51/topics/1122635-the-s...

I'm fully licensed agent and tbh, I've seen some things where agents barely make any effort on properties, so yeah I hope some get out of the business and leave it the market share to the ones who actually know about real estate.I do think Redfin/Zillow and big platforms are waiting on something like this to happen to fully take control of the market which IMO is more scare then the latter.
