Hi @Chris Shon - I'm also a real estate investor based in CA, but currently building out a portfolio in Atl (currently just closed my first deal and planning on more to come).

Every time they have a lease violation, I would document it and have them resolve the issue. 

Get a local vantage point with local relationships, otherwise you'll be one of the MANY investors that stay for awhile but sell / exit quickly because they didn't build a strong foundation...My two cents! 

I found commercial building on LoopNet and want to explore buying it. 

My borrower also had to document that he has no knowledge of farming and no intention of farming and that was easy because he was engineer with a good paying job. 

Little did I know, that I just entered into a highly dysfunctional situation where the seller has already been brought to court to sell and was refusing to sign the closing documents.
