Since 2006, I replaced all three bathrooms in the house, refinished the hardwoods, rugs, hot water heater, air conditioner, added pavers in the rear patio, replaced all windows and the list goes on and on as I’m sure everyone can imagine.

I am always using the newer thick loose lay vinyl flooring an many of my flips in the bathrooms and kitchen.

I'm looking to rent out single family starter homes and/or townhomes, 3 bedrooms/1.5+ bathrooms.

Sometimes costs can be paid with physical and mental effort, but it is tough to get a Title Company to accept you cleaning their bathrooms in exchange for a Title Policy!

Living Room: Replace ceiling fan, remove ugly white trim above fireplace, install laminate (using laminate throughout house except for kitchen and bathrooms).  

Particularly, I love the fact that you essentially have three master suites upstairs (each bedroom has its own attached bathroom).

Most families are going to prefer at least 2 or 2.5 bathrooms, so if you pursue this property you will have to plan adding 1 or 2 bathrooms to make it a much more desirable property.

Turned out fine.We are in the process of remodeling one of our bathrooms now, and removed all the drywall except the ceiling.
