I also encourage you to network face to face at a local Real Estate Investment Club.  

This mitigates a market melt down.. you have a loan on a MFR that is due in 5 to 7 years and we are in a pronounced down market with credit slow or frozen.. you could face foreclosure just like what happened in 08 to 2011.. even cash flow properties were lost because of balloon payments..  

That likely costs the same for a small park as it does for a larger one.The biggest challenge you face is the size, it is small.  

I have been offered other investor's liens for full face value and even a slight discount if there was more than a year in the redemption period.

The "agent" does not have to be a licensed real estate agent, just somebody who can have legal papers served when you have a lawsuit facing you.

In my opinion it shows real problems that investors will face as they grow.  

This technique is highly encouraged and gives you the opportunity for face time with your tenants, quick access to your properties as well as living rent free essentially.
