I have purchased lots of houses with bad tile work that failed - in my own house, which I built, the tile work simply failed.  

It's too bad BP doesn't have a way to sort DSCR lenders by # of BP Reviews/References :) 

Hey Nathan,As a young guy, seeing this transformation for your first property is really exciting and motivating.

Others will disagree with this...and that's fine.In my opinion, the key to success in real-estate is not avoiding downturns (which is impossible because no one can accurately predict when and how badly...and trying to time also often results in missing good deals too)...but instead structuring conservatively to *expect them* and be able to hold through them (not lose the property) and get out to the other side.

Leasing broker will fight that and say they want fee today but bad deal for you if crap tenant.

If those numbers do not fit FIs, then it is likely bad investing strategies or one has an unrealistic outlook on living standards.The example takes into account to average cash flow of $200-300 per rental.

Many people try it and get bad education (which is often over priced) Think of it like any profession, it takes a lot of work and effort and you need a good mentor / teacher - it also doesn’t happen overnight.

Anyone get a bad review for not having them?
