What are you doing when you receive higher offer then the Appraisal?

I’d like to find a cash flow though, without paying $20-$60K over appraised or taking a chance on Kansas... tired of bowing and scraping to sellers.

It is known that there is a big appraisal backlog in sfbay area now.

So I bought the house, did minor repairs and cosmetics, moved them in and 2.5 years later I refinanced to a conventional with the appraisal hitting $224k.

I would start with 1-4 family as the under writing is a little less stringent and appraisals are quick and easy.

Hello, I have a deal that i need appraised what is everyone's thoughts on using a licensed appraiser to determine the ARV of a property?

Hello, I am looking for any recommendations for a real estate residence appraisal that I need to be done ASAP.

I bought the property at 315k and it's appraised now to around 345kish with the hot market.

The loan would be based on 75% of the after ARV appraisal plus using the projected rent amount as the income for the loan.
