@Trevor Carlson - Yeah, if you are using traditional financing (FHA, Conventional, VA) and are applying for the loan as a primary residence (not an investment property) one of the stipulations of most all lenders is that you take occupancy within 60 days.

This applies to all Insurance - Its aim is to reduce financial uncertainty and make accidental loss manageable.

The current tenants (B) properly applied for the apartment and the landlord okay'd the application.

This also applies to your vacant rental space in Arizona.

If you have paid off your VA loan, but still own the home purchased with that loan, you may apply for a one-time only restoration of your entitlement in order to purchase another home that will be your primary residence.

Tell her starting Dec 1 or Jan 1, late fees will apply. 

The last sentence of the previous paragraph also applies to finances because you'd be surprised, and certainly I was, at how many people come out of the woodwork to charge you x hundreds of dollars for this, x thousands of dollars for that, and so on. 

If it is free, you will get all the unqualified people applying and you will waste tons of time and money.

I am not sure how soon I can get new primary home (I am trying to offer this week but will see how it goes) but in case, I would like to apply HELOC before I start new home loan process.

We use 21st Mortgage/ Vander built/ Triad but they don't like investor loans and will not lend to an entity (LLC, Corp, Etc)I have applied with many investor portfolio lenders and been through the ringer asking this question for several years, its seemingly impossible out side of a small 5 year Commercial loan (local Texas bank) that we have received  on our SFR/MH rentals and these are all "perfected" and made part of the land.
