Honestly a 2-1 gut is probably in the 40-50k including materials, and tbh labor in dc isn’t even that expensive at least relative to the cost of the property’s I don’t think rehabs would be that much cheaper in Baltimore or say the eastern shore markets where housing is half of dc.
