I have done many evictions in Binghamton City Court .... usually holdover or nonpayments... difficult to get a tenant out who is objectionable only .... need a lot of proof, police reports, etc....

One of the tenants, who is month to month, has not paid May rent (or June), and my son also caught him stealing something from my son today and filed a police report.  

The police will tell you this if you call and try to get them removed.

I'm going to see what neighbors and some connections I have with the police department say to have a more clear view of what I'm getting myself into and how to move forward.

If it's you and an unlicensed rookies, it can descend into an unholy mess very quickly.  

In the city you're also paying an effective property tax rate of 5% and have to deal with the city BS as @Andrew Michael mentioned.The ordinances don't just hit you if the tenants get police calls now @Robert Fountain as of this year if they let weeds grow up on the sidewalk or the tenant puts their trash out early and you get more than 3 code notices in a year (very easy in a four unit building of subprime tenants - shoot we even caught a neighbor leaving trash in front of our building) and they fine you just like under the police ordinance.

You can jump on line and find crime statistics on each of these towns and or talk to the local police in each town to find out what areas to stay away from.Hope this helps you.Rob
