Assuming you can not contact your tenant, which seems very strange, you arrange to have Animal Control present to remove the dog when you are ready to enter with your plumber.Usually what I would do is open the doors and let the animal lose.

For reference they can't build housing at $750k a door fast enough to keep up with demand!  

he owns 1000+ doors and other commercial properties so, I listen to his advice and passed or multiple condo deals.Now, years later, when I think of condos for investments this saying keeps coming to mind.

I have seen several homes damaged due to mold and/or warpage of doors because the owners didn't want to pay air conditioning bills.

Quick on me: I own 2 SFR houses and I recently bought a third property that is a SFR and an ADU on a large lot w two garages.  

How much cash-flow per month per door, Cash on cash returns, how much value add are you looking for, who is going to manage the property etc etc.
