They show very high numbers on the transaction history totaling over 500k but they told me that's normal, that's the way they are reported and the IRS knows the actual figures.

We have history with her payments but I will be ready to respond as needed EVERY TIME, as you suggest.

This is going to be my first property I am purchasing and I am looking to house hack by buying a multi-family with 5% down. 

The next day I get a text, that a “family member” just happened to stop by and noticed “new temporary” visitors in the bottom apartment and there are new laws in the city starting June 1st for short term rentals.

They have a family-like comraderie.  

This is what an entry level working class family expects to find on average here.

Typically, these are families looking to ensure the property is within the desired school district and driving distance.

I would suggest a duplex or tri or quad instead of a single family property.
