Hi BP members and friends, I am looking for a trustworthy General Contractor to rebuild my rental property in North Las Vegas, Nevada.The contractor must be able to send a competitive bid. 

They buy foreclosures for pennies on the dollar, renovate them with their own contractors, sell it to you at market rate, and then manage it for you.

You won't be able to buy fully rehabbed properties for 80% of their value unless the owner is motivated to sell for some reason.Working with a realtor, who understands what you're looking for, will be your best bet to find properties like that but this will also mean you'll need to find a contractor who can rehab the place, even if just cosmetic, so you can rent it out or flip it for top dollar.

Familiarize yourself with a few ways and try them to see what you enjoy the most. 

I really do enjoy the content this website puts out, but I am a little disappointed in how complicated this simple thing has turned out to be.

He has time, experience as a contractor, and has rehabbed his own rentals and our house.

Have an experienced professional/ property manager  in the area which you wish to invest in who already has an established network of real estate agents, Contractors and Subcontractors. 

They are allowing the contractors in to make quotes so at least they are cooperating in that regard.Thanks for the adviceRoy

Hello,I am a general contractor with part tIme crew, they are skilled and trustworthy but I can’t hire them full time because I do not have steady stream of revenue, we specialize in kitchen and bathroom remodel, during summer we are quite busy but thIngs slow down startIng Oct till late Feb / March.

The HOA restrictions specifically say that "Pets must be kept in a manner that does not disturb the peaceful enjoyment of residents of other lots" and one of the terms of the lease is that the tenant abides by the HOA restrictions.How would you handle this if it continues after you warn the tenant, and the neighbor keeps complaining?
