Communication is the biggest key with any PM, and you have to communicate with them as to how you want to participate.

The cost of the money you will need for the project is another factor as in many cases, it is the next biggest expense after the renovation itself - DO NOT FORGET TO FACTOR THAT IN!

My biggest complaint is how the landlords treat the outside of their properties because it kills the value of the neighborhood as a whole.

However I wouldn't need all of those to get started the more the better but getting going is the biggest thing don't spend a year looking softly and analyzing deals to analyze them.
