To price, try to stay above $67,500 or so, I don't think it's wise to start out with some dump, but also, look at financing requirements, there are minimum loan amounts for the best types of loans and this goes to marketability , if a buyer can't finance at that sale price, with 10% down, you could have a problem.

Diversifying across multiple states helps spread your "risk" around should one market decline for any reason (increased unemployment, increased taxes, new regulations affecting your investments, loss of major employers, etc.)I believe it's prudent and wise to manage your portfolio this way.

I bought this trailer in 99. paid off by 01, sold to current tenant for 16000,not to exciting profit wise, but it was really fun. and I would like to do it again. although this was a once in a life time deal. every thing lined up. as if some one else was pulling the strings. easy quick and smooth.

I do however want to get rents up to market value.I am in an area that enjoys a low cost of living and the rent roll ranges from 500 to 700 a month on nearly identical units features and square footage wise.

Tax wise it doesn't make a difference whether you deposit the money into the business account or not - that doesn't affect tax liability.

Well, some more details as to what I was/am thinking:-My market is pretty solid, the Washington DC area didn't get slammed as hard as other markets and RE wise has been slowly growing out of the last dip in the market.

We've always had a pool since moving to TX 17 years ago.I don't understand why people have so much trouble with chemicals, I check ours about once a week and normally don't have to do anything chemical wise except shock one a week and keep tablets in the auto-chlorinator.Sounds like your biggest issue is chemicals, find a neighbor with a pool, one that takes care of their own pool and see if he/she can show you how to keep up with the chemicals.
