AND if the note holder likes his monthly income, at the 10 year mark Jack could renegotiate an extension at the same terms or at least something more favorable than the then current market.

Despite the points in question 1 (assuming their accurate), the lien holder often also places restrictions on further encumbering the property, say, with seller financing or a second position loan to cover the equity spread for instance.

Corporate tax is relatively low if you're not doing over $10M/year.The LLC, LP, and S corp are pass through entities so any profits that are made would be distributed through to the Members, Partners, or Share Holders (respectively) and taxed at each individual's income tax bracket.

I would recommend selling your portfolio through a residential broker that specializes in Chinese investors trying to get special visas OR sell them together to a real estate investment trust (REIT) that specializes in single-family housing.I know Seattle is hot right now, but doing them one by one is going to be a time and energy suck, but I am not an expert on Chinese single-family investors.I can help with a portfolio sale to REITs, which is going to be faster than selling piecemeal and you bypass paying a real estate agent's commission.
