The best way is to find comps is the MLS, if you haven't found a realtor to work with already, put up an add on craigslist looking for a realtor, give your card to everyone you know and tell them you are looking for a realtor to work with.

Then come to find out that one of the brothers-in-law(which title is in his name) has had a child support lean on it(which is now dropped from finding a job) but there is now two credit card leans on it.

That's true, but that's the case with any lender: Bank, Hard money or private lender, if they have a recorded mortgage and a personal guarantee, they all have that right.

I have served the 3 day pay or vacate and am under the idea that it can be as quick as two weeks after I post it that the sheriff can be evicting the tenants..is this true?

And if the seller asks, I just say that the deposit goes to the lawyer and sits in escrow till closing, you don't actually get it. ( which is true) Then when I find my buyer i send both contracts (AoS and assignment contract)to his lawyer and my buyer ponies up the deposit.
