However it has been our experience that all of our rentals have "paid for themselves" (mortgages, HOA fees, utilities, advertising, and any other expenses) after our initial investment of down payment/closing costs & the cost of all of the furnishings/bedding/linens/etc needed to get the property up and running. 2) We only owned 2 of our condos on Okaloosa Island during 2017; one of them was rented 236 nights and one was rented 279 nights.

If you are on the immediate borders of DC or near the metro- prices are higher vs living near Deanwood or Congress Heights Station...Congress Heights is a get in now before it's trendy situation....It will be the next hot neighborhood in 5 years, easily...I have been here 2 years and already would not be able to afford to buy a house in my neighborhood if I were buying today.

I have a general question about advertising a rental (in Upstate New York) - If I post an apartment listing with certain criteria or stipulations (eg. rent price, pets/no pets, smoking/non-smoking) only to find out that either my rent is too high or I'm leaving out a huge market share of tenants because of a "no pets policy", how can I go about changing my listing criteria without it being considered "discriminatory" against the applicants I have already turned down based on my previous stipulations?
